What's your proximity to the rentals?

A buddy of mine bought a fourplex in Oakland, and he couldn't be more pleased. The catch is he lives in one of those units. When the tenants know that the owner is just a unit over they seem to be a better tennant.

Make sure your place is as nice as you can make it, more expensive is better, weeds out some of the bads. Otherwise, its a fucking crapshoot. (n/t)
